We are seeking a dedicated and experienced Assistant Property Manager who is bi-lingual in English and Spanish, with reliable transportation to commute between properties and corporate offices. The Assistant Property Manager will oversee and ensure exceptional living experiences for our residents. As an Assistant Property Manager, you will be responsible for assisting our property management team and the portfolio's overall operations, leasing, maintenance, and financial performance. This is a team environment. Responsibilities: • Assist in day-to-day operations of the portfolio, including leasing, maintenance, and resident & owner relations. • Conduct property tours for prospective tenants, respond to inquiries, and assist with leasing activities. • Ensure timely rent collection, assist with delinquent accounts, and assist in the eviction processes as necessary. • Assist PM's with supervision of maintenance staff, vendors, and contractors to maintain each property's appearance and address maintenance issues promptly. • Assist PM's with management of repairs, unit turns, and maintenance projects to ensure quality and efficiency. • Assist in implementing and enforcing property policies, lease agreements, and fair housing regulations. • Maintain accurate records of resident leases, applications, maintenance requests, and financial transactions. • Assist in the preparation and management of budgets, financial reports, and property expenses to meet revenue and expense targets. • Foster positive relationships with owners, residents, handle resident and owner complaints and inquiries, and promote resident satisfaction. • Monitor market trends, conduct competitive analysis, and implement marketing strategies to attract and retain tenants. • Collaborate with corporate management, participate in meetings, and provide regular updates on the portfolio's performance. Qualifications: • Previous experience in clerical/office administration and/or property management, preferably in residential single-family/small multifamily residential communities. This is an entry level position and real estate experience is not necessary. • Strong organizational and interpersonal skills, with the ability to motivate and assist members of the team effectively. • Excellent communication skills, both verbal and written, in English and Spanish preferred. • Willingness to obtain a Nevada Real Estate salesperson license with a property management permit if not currently licensed. • Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite, including Excel. • A current Driver's License and reliable transportation to commute between communities and corporate offices. • A smart phone for use to take pictures and communicate within your job responsibilities.
